Hello Admin,

I would like to introduce myself as Sarvesh, at present an NRI from Toronto , Canada. First I appreciate the quick and prompt response from the Admin in this site. Me and my friend in US own few plots in VGP Vinoth Town Phase 1, at Vadakal Village, Sriperumbudur. Unfortunately during my last visit to Chennai, I was informed that SIPCOT is acquiring these plots for Airport or some Industrial development. I visited the SIPCOT office at Egmore and understood that it is bitter but true. This news shatters a lot of our people's dream....

My request to the Admin, is to bring some light in this regard and give us a periodic report on this, particularly it helps NRI s like us.

Anyone having residential plot in these area also can contact me.

Hope we 'll all get together through this forum.

I own a plot in Vinoth Town developed(?) by VGP. I bought this on 11/10/1999. It is in Vinoth Town IV-A and the Survey No:137/4 situated in No: 174, Palnallur Village, Sriperumbudur Taluk. Please please help me in getting the compensation. I used to stay in Mysore all this time and now I have moved to Bangalore.

 

Please guide me as to whom to contact and the procedure to be followed.

Thanks for running this website related to Sriperumbudur and the happenings around the place. I am also thankful for the members who are highlighting the information on SIPCOT land acquisition in Sriperumbudur and surrounding areas.

 

I hold 1 ground land in the VGP Vinoth Town (Phase - 2 , if i remember correctly) in Vadagal Village and last week i received a notice from the Special Tahsildar (SIPCOT Unit-3, Sriperumbudur Expansion) related to Land Acquisition regarding the same and requesting me to send any objection, if i harbour (which i absolutely do), against the land acquisition process. I am sending my objection reply letter today.

 

I kindly request the people (having the time & capability) who are following the process of land acquisition to please let me & other members of this forum know of further movements in this land acquisition event and what the land owners must do to prevent the land acquisition or at the least - receive a satisfactory compensation for giving our land to SIPCOT.

i have two plots in vinoth town-4 situated in no 174,vadagal village. i dont know if it is vadagal A or vadagal B, the detail mentioned in my sale deed is survey no 142/5.

 

i have recieved no notice of acquisition till date, but i also realize that as i am living in delhi, i may not be betting the reqd information easily.

 

i would be very grateful to you if you could tell me from the above mentioned details whether my piece of land is also under acquisition and what is the kind of follow up i should be doing on this issue.

I guess this here is a great effort.
I would like to share my experience and also would like some queries answered.

I had bought a piece of land in Sriperumbudur in Vallam A , way back in early 80s.

I now live in Mumbai. About 3 months back I had the opportunity to go to Chennai so i took time off and went to Sriperumbudur to find out about my luck.

I was told for Vallam "A" the survey # 307 was under acquisition list in Sipcot office near the Taluka.
They said they had sent the forms etc to the last know address, which of course I did not receive.
They checked their list and found my name also. but they would not give me the form
They said that they will send again to my Mumbai address, another form along with others who have not responded.
This has not happened so far, eben though they were pretty helpful at the office
They could not also inform me what the compensation would be like or what happens if I do not fill the form

I would like the combined experience of fellow members to help me find answers.

This is right time to send each and every one to send a mail or letter to CM cell, Chennai stating our problem. That the Sipcot is taking over our residential plots by using Goverment power and giving our residential plots to industrialists, multinationalist and also for very rich private companies including Tatas, Pothy's and very big business people. Since it is not at all possible for purchasing any plots by their so called compenstation. Kindly make thousand of request letter to CM TN. Hon'ble CM had replied thru CM Special Cell asking the Sipcot Chennai / Siriperumbudur to look into the matter. I had stated 5000 resi plots are affecting in vallam village survey no.41 ac 41 a3 and also survey no.81 which are comes under vallam village. Send letters today to CM by email and also by speed post. Since we are the needy people of middle class. We will succeed by our honourable CM selvi Jayalalitha. If any one need my letter i will send the copy.

I have two vacant lands under survey no 32 in Vallam A village and acquisition notice has been published in Dinakaran news paper dated 31/01/2010. Unfortunately one plot was published against “Eaawaran real estate name, who sold to me, due to not transfer patta against my name. When I approach SIPCOT office sriperumbudur, they advise me the following.

  • Apply EC immediately
  • If land was registered against your name and no dispute, handover EC to SIPCOT office with application
  • Approach vallam village administrative officer to transfer Patta against your name.


I did the above and SIPCOT has sent an acquisition notice for two plots to my address and patta transfer is under progress. Lot of peoples does not change their PATTA from Easwaran Real estate name and herewith attached a list of survey numbers under vallam A village, still under real estate name.

Dear All,

My name is Chandru Badrinarayanan. I am one of the initial members in this forum. Would like to share some updates for all forum members. Some might have been already been captured in previous posts and some may not have been. Anyway here goes....

I called up the Sipcot guindy office today at +91-44-2855 4787. I was diverted to a gentleman called Mr. Marudiah. He was quite helpful and informed me of the following:-

a) The notice for acquisition (Form B) was issued in the chennai edition of 'The New Indian Express' on March 19, 2010. It contains details of survey nos & plots under acquisition. He also checked with the notice and confirmed my survey no (139/1) in Vallam village (Vinoth Town IV) is under acquisition and confirmed that my name is present. (It is important to confirm our name, since there could be some rare instances of either fraud or mistake)

b) Next he also confirmed that the notice was sent to my address (where we had shifted from) and read out the correct address

c) The matter is handled by The Special Tahsildhar, Land Acquisition, 42, Thirumangai Alvar Street, Near Vanniyar Kalyanamandapam, Sriperumbudur  - 602 105, Tamilnadu. Out of the allocated 6 Tahsildars only 3 posts have been filled and the rest 3 are vacant. If we require to authenticate or query then we will have to visit this place.

d) Status & process - The plots are under notice of acquisition and no objections have been sort by the special tahsildars on this account. The process might take one more year, after which the acquisition value will be decided and concerned plot owners will be informed, wherein we will have to submit the original documents and claim the declared land value

How can the land acquisition be stopped?

The only way out seems to be to put pressure on the state government. I am doubtful whether petitions, etc will work, since primarily we do not constitute a lucrative vote bank for the state government. Only other way will be to influence through the IAS lobby, if any forum members have any links or contacts. Since most plot owners stay in far out places, even if the thought to agitate is there, it is next to impossible to form an active group to chalk out plans, co-ordinate actions, collect funds, account for the same, etc. The only way out is to use influence, which is not a small matter for anyone to interfere too, since the amounts involved are humongous.

Any practical suggestion welcome, else we move ahead in life, taking the compensation doled out to us and cursing our fate!!

I got the government order asking me to handover the original documents through registered post.No land value is mentioned.If I do not do so within 30 days the government will take away the land I was told.Please advise what I should do .

Hello friends, Could see lot of efforts have gone in to maintain this wonderful forum. First, very professional to see this working. Congratulations.

Any body has some update about the take over @ Eraiyur Village  near Oragadam Juntion, 6 KM from Padappai? Received the Notice close to 2 years back and no update after wards. Next to my land is TVS training institute. They also got the notice of take over but they will not be affected as they have already raised lot of buldings and the training work is going on.

Please keep me updated if there is some new development on this take-over.

I heard that the draft guide line value is revised for stamp duty purpose. I don't think that government will settle the same amount.

My take on this is that there are many rumors floating around, making people all the more confused. My suggestion would be would be to organize a general body meeting and discuss this issue further. I am not certain if this will result in a plea to the government but atleast, we as owners of the property can be aware of what is happening and take a collective decision. 

It is unfair or rather nonchalant on the government's part to send a letter stating owners to hand over the land. Additional details on how/when/where at the least would have been helpful. It is hard earned money and if anything its unjust to confiscate it!! 

Anyways, rather than surrendering, we can give it a try. So later we dont regret that we never tried at all. 

If enough people support the idea of the meeting, we can go ahead and plan one.

I have a land in VGP Vinoth Town-II, Vadagal B Village and this is being acquired under the SIPCOT Sriperumbudur Expansion scheme Unit-3. I received the FORM-A in 2010 and then last week received the FORM-E asking me to submit the land to the SIPCOT.


On 13th March 2012 - I went to the SIPCOT Land Acquisition office in the Thirumangai Azhwar Road, near Vanniar Kalyana Mandapam, Sriperumbudur town and met the associated Sipcot Special Tahsildhar (L.A) for Sriperumbudur Unit Expansion scheme - a one Mr.Om Prakash and got the below details from him. There are many Spl. Tahsildhars appointed for each expansion scheme's land acquisition and Tahsildhars for the Sriperumbudur & Oragadam SIPCOT units have their office in the 2nd floor of this building. I could see that L.A is presently going on in many villages like Vadagal, Vallam, Mathur, Budanur for Sriperumbudur expansion scheme and Eraiyur village - Vaipur block for Oragadam expansion scheme and Spl Tahsildhar offices for each of this L.A process is located in this building. It is near the Sub-Registrar & Taluk Office in Sriperumbudur town. [ Office Timing between 10.00 AM until 5.00 PM. , Monday to Friday only, Contact Phone number (044 - 27162203) ]. It will better to call the given number to ensure the Tahsildhar is in office before going to meet them.

[1] On the 31st day from the posting of the recently sent out FORM-E (i.e Land Acquisition notice form) , the related Land automatically comes under the possession of the TN state govt and this happens irrespective of whether the Land owner delivered the land to the SIPCOT , in response to the Form-E notice or failed to deliver the land. He told me that it would be futile to try to go to the court and prevent the L.A process and that the case will eventually get rejected due to many instances of such results by the courts in the past.

[2] The compensation price to be paid for this land acquisition has not been decided yet. The land owner will receive another notice in May 2012 and will be asked to come to the Collector Office for land compensation discussion. He told that the compensation value will not be the new guideline values that has been proposed in 2011 and which is still to be formally accepted by the state government. He was a bit circumspect in answering more pointed questions in this regard. He told there are many ways employed by estimators to arrive at the compensation and that it will be difficult to even give a potential range value for the final per ground compensation amount.

[3] The Land owner is not required to have the Patta for his land to get the compensation amount. It's enough if he has the original Sale Deed document that was created during the registration of the land when it was purchased by the owner. In addition to the Sale Deed original document, an E.C will also need for the land for a time period that would be specified by the SIPCOT in its next L.A letter to the land owner.

[4] After verification of the Documents, a cheque for the compensation amount will be given to the land owner. As of now it seems this may take another 3- 4 months to happen.

[5] If the land owner gives his land to the government upon receiving the FORM-E sent out by SIPCOT , then the state government will additionally give an amount of 9% interest on the eventual compensation amount, calculated from the date of submission of the land to govt. until the date the compensation cheque is given. In the process of formally giving the land to the government - the land owner has to fill up the "Land Delivery Receipt" form that SIPCOT will give , sign it and submit the same along with a photocopy of the Sale Deed document for the land, to the mentioned Special Tahsildhar.

I own 2400sqft land in Adarsh Estates - Vadkal - Palnallor village. I had visited the tashildar's office in Sriperumbadur a year ago and found that this stretch has been taken over.

I found my name in the take ovfer list and since my address for communication has changed, I had given a request for change of address also. Till now I have not recd any notice?

I am planning to visit their office before this weekend.  Shall keep u all posted.

HI all, it's good to see that so many people writing on this forum about the SIPCOT takeover. However, it will surely turn the attention of the government if all of us collectively or individually write an appeal to the Hon chief minister J Jayalalithaa. This may prove to be a turning point... for all of us. We can ask the govt to allot a plot at different place... It's just a try, who knows, it may bear the fruit. Instead of knocking the doors of VGP, it's better to tell the government our plight and request to allot plot at alternative place.
