Hello Admin,
I would like to introduce myself as Sarvesh, at present an NRI from Toronto , Canada. First I appreciate the quick and prompt response from the Admin in this site. Me and my friend in US own few plots in VGP Vinoth Town Phase 1, at Vadakal Village, Sriperumbudur. Unfortunately during my last visit to Chennai, I was informed that SIPCOT is acquiring these plots for Airport or some Industrial development. I visited the SIPCOT office at Egmore and understood that it is bitter but true. This news shatters a lot of our people's dream....
My request to the Admin, is to bring some light in this regard and give us a periodic report on this, particularly it helps NRI s like us.
Anyone having residential plot in these area also can contact me.

legal stand on land aquisition by sipcot
My uncle had bought two plots in vallam which is under the spree of aquisition by SIPCOT. However, he expired and my aunt succedeed as his legal heir. Being a lawyer I was approached regarding the acquisition. For that purpose, I went through the updates in this forum which was very useful. For the benefit of the forum members I would like to state that through litigation mode an acquisition cannot be stopped except in very rare and exceptional circumstances and generally courts do not entertain them since aquisition is considered as a policy decision of the state government and a right conferred under constitution. However, a higher compensation can be demanded for which all the land owners can approach the court unanimously or individually. On the other hand, if a report is submitted by the commitee for aquisition stating that the land is not fit for acquisition then the acquisition may be dropped. I am trying to work on legal solutions to set right things.

Friends, I too have recd confirmation from VGP Chennai that the survey is comlete, SIPCOT has decided to take over parts of vinoth town (including part IV where we have a few plots in 174-VADAKAL village), the gudget notification will be done shortly, notices sent to all parties, claim papers including documents, claim for compensation etc to be called for & then compensation wll be paid. As per them, the rate of compensation as on date is meager Rs 125/- . Moreover the process, as it is , may take about 2-3 years.
Now as one of the members have rightly said that all this has happened because of no const activity in the town - this may be mainly because of the fact that most of these plots have been sold to non-Chennai people as investment and they are in no position to follow-up. In fact, I am sure, some plot holders may not even have got the regn done which may further creat problems. However, this is also a fact that going to courts & trying to seek justice thru' courts is going to be a process whih may take years or even decades.
The best course accordingly would be to approach the Dy CM thru' memorundum based on representations from the plot-owners (as many as possible) (even with the help of local councillors) , requesting him to
- undo the injustice done to the plot holders of vinoth town thru' this take-over for industries -
- by giving a suitable compensation at a rate which must, if not match, at least reflect a feeling of relief to the plot holders.
He may also be requested to get the process expedited so that there is no unwanted delay in compensation payment.
For this a suitable draft of representation may be posted on the forum itself for members to submit to someone who can take a lead in taking up with this authority.
Meanwhile, Latest developments may shared on the forum.

Hi,I hold a property in VGP vinoth town part I ..after seeing many articles on acquistion thro various forums, I called up the VGP office.The reply that I received was -- survey has been done by SIPCOT but no acquistion yet. In case something happens like that, there will be compensation as per the process and the owners will be intimated.
Also recently I happen to drive to Chennai from Blore and on my way decided to check out the place and its current condition (as it was some 15 years back, I had visited). Sadly I couldn't trace inspite of checking with lot of people.. may be I missed some turn somewhere.
Any tips to reach the place from Rajiv Gandhi Memorial? Any latest snaps would help too as in another 2 months time, i plan to visit chennai for some function. I want to give another try.

Thanks for the advice - the position is that we have the regn papers but copy of the patta from previous owner ie VGP (as same is purchased from them) is not provided by them. Whether other sellers who purchased from VGP were given the patta copy by VGP only on request ??????????

i sent clear abjection letter through a lawyer requesting enhanced compensation for the land some 8 months back but till date there is no response from their end.
in this regard indeed i need your help to proceed further to claim my dues from the government

to go to vinoth town ,you turn at the rajiv gandhi memorial towards oragadam (singaperumal koil). about 3kms (very approximate) down the line on the right there is a stone sign board of Vinoth Town right on the road side.very easy to miss ,so drive slowly. the small track leading to the right leads to another stone sign of Vinoth town 4.which means vinoth town 1 can be right near the road

One of my contacts in Chennai today said that he has come accross that the EC for some lands in Vinoth Town Part IV shows someone's name as owner. Is there anyone obtained EC for his plots in Vinoth Town IV? If yes, what is the remarks? Otherwise, the owners of lands in part iv have to file case in the Madras Court for getting the name changed. Immediate posting will be appreciated.

Today I got a notice from the Special Tahsildhar (L.A) Sipcot Unit II, Sriperubudur Expansion Scheme.
It says that there is a goverment order to take over the property and if there is any objections I need to represent it within 30 days.
1) Has anybody else got such a notice
2) Does anyone know the compensation rate
3) What is the true market rate
4) Is there any group representing the owners of VGP Vinoth town so that we can take up the matter together.
I just saw this site, and realize that while a lot of awareness is there, nothing is being done to ensure that we get a fair compensation vis-a-vis the market rate.

We own 2 plots in VGP Vinoth Town II. I live in Mumbai and my mother received a notification for one plot and not the other. I am not sure what the notification stated exactly but it asked us to contact the office in Sriperumbadur within 30 days.
Iam not sure what to do and plan to first find out what they offer.
I would be interested in forming a group and presenting our case. They will take a group more seriously than a number of individuals.

I had the oppurtunity to go through this site today and really feel that you people are doing a great job educating people on whats happening around sriperumbudur.SIPCOT has been acquiring properties at throwaway prices from people, for whom these very properties are one s life savings, as well as there is no infrastructure development. another point which I had experienced and which I want to bring to the notice of this forum is the LOOTING OF NATURAL WEALTH IN VADAMANGALAM VILLAGE JUST OPPOSITE ST. GOBAIN FACTORY, BY A LAND MINES MAFIA. Its size is comparitively less than the Reddy brothers of karnataka, nevertheless this is also owned by another Reddy and they have encroached other private lands, scattered the whole 200 odd acres with dust of stone quarrying as well as dumping the crushed stone in other peoples property, removal of all the survey stones, changing boundries of major properties as well affecting/ changing water ways of the area as well as encroaching the public lands .i.e. VANDI PATHAI of olden days with the help of some Junior level officers in the District Administration. A SITE VISIT WILL PROVE MUCH MORE THAN WHAT I HAVE PUT HERE. ITS PLAIN LOOTING WITH EITHER IMPROPER PERMISSION OR NO PERMISSION AT ALL. GOD SAVE THIS PLACE AND OTHER PLACES IN SRIPERUMBUDUR.

whenever I go through this site, I used to feel sorry for the victims of SIPCOT aquisitions, but now I doubt I myself have fallen a prey to this SIPCOT scam. I have some property in Maduramangalam village, some 8 kms from Sunguvarchatram towards Arakkonam via Sogandi and Kandur. I live in Kuwait. Recently my brother called me and told me that there was a news published in newspapers regarding SIPCOT coming up in maduramangalam village and its surrounding villages. I kindly request the members to update me in this regard if you have any knowledge about this issue or if any one has seen this news in the news papers to give me the link, or when it was published in the newspapers. these villages are really very interior villages and only a single road passes through these villages. I dont understand on what basis SIPCOT has chosen these villages leaving behind the villages which are more suitable and which are before these villages from Sunguvarchatram. Some one has to tie a knot to the cat (SIPCOT) to stop this arrogance and looting. Better suitable places are in and around Sriperumbudur, but in these areas, influencial political people, ministers own hundreds of acres of land, but these lands are never untouched for SIPCOT purposes.

My plot in VGP Vinodh town Part 1. I have not changed my (Delhi) address to Chennai but gave it in a piece of paper to the clerk handling the case at SIPCOT office. But so far no intimation received to my Chennai address. Can any one throw light whether part 1 people also got the notice. What I heard was they would send the notice in the second part of the year for Part 1 plot owners say in November of December. Pls clarify. Can anyone know what is the compensation amount?

I had attended a meeting on 11th June at the Kanchipuram Collectorate, in response to their newspaper notification in which one of our plots was detailed for acquisition. Though the newspaper had at least 200-odd names listed for similar purposes, other than a couple of plot owners, I did not come across any more.
The outcome of the hearing was rather disheartening to say the least, with the officials present clearly stating that the lands that had been identified would be taken over, after they go through with due processes. They were, of course, very 'courteous' in stating that land owners may communicate the rate of compensation that is acceptable, but this would be viewed along with data available to the committee appointed for the purpose and an offer will be sent to all concerned. It appears there is not much of choice facing the owners. For what it is worth, we can still form an association of plot owners and put up a fight for fair compensation. Comments invited from co-owners please.

Thanks Mr Vaidyanathan for your valuable input. I also went to sri perumbudur to enquire about my case. My case is unique as I did not get any letter from them. My plot number has not mentioned in the advertisement list. My plot has two survey number 173 and 174. Though 174 was there in the acquisition list, SIPCOT officials confirmed that plots covering survey number 173 are not being covered. Since my plot has both the survey running, they asked me to get EC and PATTA to pinpoint the exact sq ft from either surveys. I request members who have similar problem to contact SIPCOT office for necessary information. IF we have seizable number then we can contact the Vadakkal surveyar Jayaseelan and arrange for a patta. If any one got his number pls pass it on to other members. I once approached him he gave his PA's Sudhakar's number, which I misplaced. Kindly revert with details. With regards

I am bit confused on the way land acquisition letter sent 4 my land. I had two ground situated on the same layout with different survey number but had received sipcot notification for one ( received on nov 2009) and not for the other.
Also could you guys let me know if there is any take over happening in pall nallur village (kalachektra colony)?

Let us try to be in touch with VGP chennai - as a seller, they could not do anything earlier - they do have links with politicians. I am sure they can definitely get the things back from SIPCOT's clutches.
